Architecture Fees

Architects often work in a team of professionals to devote to creating the project design and set of Construction Documents. Construction Documents usually consist of Working Drawings and Specifications. There are also further Contract Documents that include the architect’s advice and counsel in developing forms of agreement between the owner and the contractor and other consultants and entities.

According to Zambia Institute of Architects and CAP 442 of the Laws of Zambia, buildings are categorized into 03 Classes, based on building type. Each category has a different rate of complexity.

The cost of design services depend on the scale of works: small works, medium works or large works.

Class A 

Complex buildings requiring highly detailed research and design with a comparatively large amount of scientific, mechanical and electrical equipment and other facilities requiring specialized detailing and coordination such as: Sports stadia – for International Gamers, Opera Houses, Hotels, Theatres, Art Galleries, Communication Building Such as TV & Broadcast Stations, Courts of law, High Security Prisons, Research establishments, University Laboratories and other specialized Education Buildings, Medical Schools, Dental Surgeries, Diplomatic Buildings, Purpose Built Factories, Breweries, Banks, House or flats for individual Clients

Class B

Buildings of average complexity such as: Shopping/Rental Centres, Transportation Buildings, Civic Buildings, Schools, Dormitories and Hostels, Clinics, Libraries, Churches, Police Stations, Prisons, Service Stations, Motor Garages & show rooms, Emergency Response Stations, Estate Housing Schemes, Residential Flats

CLASS C

Buildings of simple utilitarian character without complications of design or detail and requiring minimum of finishes or services such: Car Washes (Stand – alone), Single Storey Car Parks, Speculative Factories, Storage Sheds, Barns and Stables, Warehouses, Community Halls Based on the type above, the following ranges of architectural fees result for these various project types for BASIC SERVICES (exclusive of optional additional services, or other project consultants).
